Q. Why should I use AEI Office Consulting?
A. At AEI Office consulting we provide a holistic approach to solutions giving you one point of contact for all services we offer and, of course, bringing to the table nearly 44 years of industry experience.
Q.How much will an office fitout cost?
A. Simply put there are too many variables to give budgets until we have had an opportunity to sit down and chat with you about your actual needs.
Q.What about variations?
A. We have a simple policy, when we quote you on a project everything will be included unless we specifically exclude it, if you request changes to made to the project after the quote has been approved then those charges will treated as a variation.
Q. How soon before my lease expires should I be calling AEI Office Consulting?
A. It depends on the ratio of supply and demand at the time. However, generally speaking for a standard office of around 800m2, approx 6 – 8 months prior would be a minimum. For larger office spaces 12 months plus.
Q. What is NLA?
A. NLA is short for Net Letable Area. Basically it is the area for which you, the tenant, pays. Measurements for NLA (area in m2) are normally taken to the inside face of perimeter glass, centres of common walls and will also include structural columns, but exclude service risers.
Q. What is Common Area?
A. Common Area is a term used to define the area of a floor which is used by other tenants eg a lift foyer or access routes to amenities and fire stairs, and is generally an area not charged a Tenant in rent. Smart building owners, for obvious reasons, try to minimise this area.
