You will need a set of office plans drawn to scale, these plans should not only show your proposed new layout but also if required, show any modifications that need to be done to your current office layout, all joinery such as reception counters, kitchens and boardrooms will need to be shown in detail. These plans are essential or you will not end up with the office fit out you imagine within the quoted price.
A scope of works for your office fitout
A set of plans is of very little value if there is not a description of the works to be carried out accompanying them. A scope of works should dictate exactly what is required such as; what type of office partitions are being installed, what works are required to essential services such as fire protection and some seldom thought of items such as what category data cabling is being installed, cat 5e, 6 or even 7... to name a few? If your contractors are not told exactly what is required in the fitout quote you may not get your office fitout at the original quoted price.
A finishes schedule
What brand of office chair is proposed? What timber veneer finish is the boardroom table? What type of carpet? Again in order for your contractors to price the project they will need to know this information. Carpet could be anywhere from $35 per m2 to $100 per m2. On a 1000m2 project that’s a difference of $65,000.
